The building of BANDAR PUTRA, a fully comprehensive
regional New Generation Township within the boundary of the Senai-Kulai
Municipality has undoubtedly accelerated the urbanization process of Kulai
town. A town which has traditionally been known as the sleeping town at
the northern growth corridor of Johor Bahru.
Bandar Putra is a 6000 acres New Generation Township
developed by the IOI Group and comprises a family oriented Golf Course,
residential, commercial, industrial and recreational developments.
Upon completion, it will boast to have a population in
the region of 300,000 people.The new township will cost in the region
of RM 8 billion to build and construction of the township begun approximately
5 years ago.
The first construction is the creation of resort-style development known
as the Palm Villa
Golf Resort And Country Homes. This includes the construction
of a golf course, bungalow lots and various types of detached and semi-detached
houses. These houses are now completed, CFO issued and ready for occupation.
Other complimentary development to the township is the commercial and

Currently, approximately 4,000 units of residential dwellings
and commercial properties have been constructed or in the verge of completion,
with an additional 1,000 units have just commences construction and is
due to complete within two years.
Location
Bandar Putra, being the new emerging township in Johor
Bahru, has great potential to be the northern regional growth centre of
Johor Bahru. This is largely due to It s close proximity to the major
infrastructure such as the Sultan Ismail International airport, and the
fast paced development which eventually will joined up the adjacent established
towns.
The township is well served by a network of highways
that link Kulai with other parts of Johor Bahru and other major towns

- 30 minutes to S pore
- 10 minutes to the North South Highway Kulai Exist.
The public transport is easily available in the vicinity.
Kulai town itself is well served by KTM and the newly constructed bus
station.

Apart form the completed Palm Villa Golf and Country Resort; the township
will soon be served by the newly constructed IOI Mall, which is due to
open by the end of Nov 2001.
The circular shaped IOI mall with a nett letable
area of 260,000 sq ft, will be homes to many familiar household names
of the fast food chains, national retail chain stores, supermarket and
the departmental stores together with a good mix of other retailers.
Palm Villa Golf Resorts Clubhouse, which is scheduled
to complete by early 2002, will serve the golfing population within the
township and meet the recreational needs of the local residents.
The developer, in its quest to satisfy the recreational
needs of the residents, has joint effort with the local council in constructing
the Bandar Putra Town Park.Although the discussion is in progress,
it is anticipated that this proposal will materialize for the benefits
of the local population.
